Hi Piotrkowska is a mixed-use complex, consisting of two buildings offering 21,000 sq m of Class A+ office space and 5,000 sq m for retail and service units. The third facility is the Hampton by Hilton hotel with 8,000 sq m. The landmark building of the complex is a 20-story office tower, which has already received the status of the tallest office in Łódź and the one with the most amazing views onto the city from every workplace. Hi is located in the very heart of the city, next to the longest high street in Europe - Piotrowska St.
Hi Piotrkowska is conceived as a showpiece for Łódź, adding new, city-forming functions to the city centre in one place. Encouraging the business world and local residents to come together through the flexible use of public space. Hi is a landmark and the symbolic gate to the city center linking new offcie space with the longest pedestrianised high street in Europe, bustling with life, numerous cafes, sites, stores and service points
Its location at the junction of the city centre’s two main thoroughfares is a major advantage for employees and visitors. It takes only half an hour to drive onto the S8 and S14 expressways and a similar time to reach the A1 and A2 highways.
The key feature of the entire project is how its three buildings combine one another to complement the architecture of the iconic tram station in front of the tower and historic buildings lined by Piotrkowska Street. The ‘Hi concept’ was consulted with the city’s monument conservator and thanks to the architect’s vision – saved surrounding local greenery, created the new, public plaza and functions in the revitalized city space.
The new plaza is surrounded on two sides by the retail and service levels of the hotel and the tenement building within the complex. It is lined with restaurants and pavement cafés, enhancing and adding elegance to a passage that will function as an important pedestrian route between ul. Piotrkowska and the tram station. The passage gained new life by the movement of people working in Hi Piotrkowska, as well as the visitors to the complex and tourists visiting the city.
Hi Piotrkowska is primarily a class A+ office building and achieved two BREEAM certifications: on the construction stage with 'Very Good' level, and for Post Construction Stage at the ‘Excellent’ level. The best, scored at 80% points categories, were: transport access, water savings, waste reduction, and an innovative management system of control. The most important of these include the flexible and well-designed floor plan and the abundant access to natural light.
