ADVA Optical Networking to stay in Tensor Office Park

ADVA Optical Networking, a manufacturer of innovative telecommunications equipment, has extended a lease agreement for more than 5,000 sqm of office space in the Tensor Office Park complex in Gdynia, owned by the Czech fund INVESTIKA realitní fond. Experts representing the advisory company Colliers and law firm LegalKraft were involved in renegotiation.

The largest division

ADVA Optical Networking has been taking up space in the Tensor complex since 2015. This is where its largest R&D division in the world is located.

Gdynia is a city that corresponds to our company's roots - originating from Pomerania and bringing together top Polish specialists with expertise in communications. Tensor convinced us with its excellent location and comfortable and innovative solutions. Our team, despite the constant growth and increase in employment, still feels comfortable in the complex's spaces, which is why we have decided to stay here for the next few years, says Kazimierz Miotk, Managing Director and Senior Director of R&D Cross Product Engineering, ADVA Optical Networking.

As part of the renegotiation process with the client, we managed to jointly work towards optimal commercial terms and secure the critical technology part of the business with an expansion of the lab infrastructure. Rising service charges and electricity costs turned out to be the most challenging part of the negotiations, but thanks to the commitment of both sides involved in the transaction, we reached a satisfactory solution. We are delighted that ADVA is to stay in Tensor. Thus innovative data transmission technologies will be further developed in Gdynia,  indicates Paweł Skałba, Senior Partner, Office Agency, Colliers.

Fully leased

Tensor Office Park is considered one of the most state-of-the-art office complexes in the Tri-City. It features three A-class buildings covering a total area of over 20,000 sqm, commercial premises on the ground floor and indoor green zones. Tenants and visitors have access to almost 450 parking spaces, bicycle racks and changing rooms with showers for cyclists, as well as charging stations for electric cars. The facilities' interiors have been designed in line with cutting-edge environmental solutions.

Another asset of the complex is its location in Gdynia Redłowo at Łużycka Street, which is emerging as the second largest office centre in the Tri-City. The immediate vicinity of Droga Gdyńska and Aleja Zwycięstwa ensures quick access to the bypass and efficient navigation along the Tri-City's main thoroughfare, while the proximity of the Rapid Urban Railway and Pomeranian Metropolitan Railway stations provides easy access to public transport.

The complex is now fully leased. Colliers experts from the Office Agency (Landlord Representation) are responsible for its commercialisation, while management of the facility remains in the hands of Colliers specialists from the Asset Services department.

The location, together with the flexible approach to arranging office space, which plays a significant role in the era of hybrid work, represent some of the principal aspects which determine the attractiveness of both the Tensor complex and Łużycka Office Park. Not surprisingly, all the properties have been leased at almost 100%, and many tenants, like ADVA Optical Networking, have decided to extend their lease agreements, points out Izabela Disterheft, Regional Director at Colliers in the Tri-City.

Tri-City attracts business

With its attractive location - in Central Europe, access to a skilled workforce, and a vast offer of advanced office space (Tri-City is currently Poland's third largest regional office market), the region draws many foreign firms representing the high-tech business services sector and even more. In the first half of 2023, demand for office space in the Tri-City was almost 69,000 sqm, which accounted for over 20% of the lease volume in all regional cities.
