Panattoni, the most active developer of industrial real estate in the world, supports the development of electromobility. Coci E-Motion - a Polish electric bicycle manufacturer - leased over 4,200 square meters of space within City Logistics Warsaw IV in Annopol, the largest project within the capital's boundaries. The investment serves as significant support for the company's Warsaw factory. In the process of searching for a location and negotiating lease terms, experts from the international consulting agency Cushman & Wakefield advised Coci E-Motion.

Both the Coci E-Motion electric bicycle factory and the company's main headquarters are in Warsaw. The next step in their development in the capital market was to relocate their warehouse space to a Class A facility with the highest standards within City Logistics Warsaw IV in Annopol, built by Panattoni. Coci E-Motion leased 4,260 square meters - the company will store parts for electric bicycles there. The investment will serve as significant support for the company's factory. Additionally, the company gained an excellent location within the city boundaries with access to public transportation, ensuring efficient access to the centre of Warsaw.

According to forecasts, the share of electric two-wheelers in the entire bicycle market in Poland will reach 28% in 2026, with a value of 2 billion PLN. By delivering modern industrial facilities, Panattoni is creating a platform for the development of companies in the electromobility industry, both in bicycles and cars. For tenants like Coci E-Motion, the location of the investment is crucial, guaranteeing access to appropriately qualified staff and proximity to strategic transportation hubs. Coci E-Motion has gained a location in Annopol, Warsaw, 11 km from the city centre and only 2 km from the S8 expressway, which connects the capital with cities like Białystok, Łódź, and Wrocław. The urban investment provides proximity to, among other things, a tram loop and direct connections to other districts, which was a key advantage in terms of attracting employees.

Supporting the revolution. For years, Panattoni has provided space for companies in the electromobility sector. The developer has, among other projects, completed a BTS facility for Phoenix Contact E-Mobility in Rzeszów. Ultra-modern electric vehicle charging systems for global customers and electromobility infrastructure operators are produced and tested on 15,000 square meters. The devices made by Phoenix Contact E-Mobility, including High Power Charging, are a leading solution in Europe, ensuring fast and safe charging of electric cars.

City Logistics Warsaw IV occupies 39,000 square meters within two buildings and is close to full commercialization. One of the facilities has been entirely leased by TRUMPF Huettinger. The company specializes in designing and manufacturing advanced electronics for industrial applications, and the Warsaw plant will serve markets in the USA, Japan, Korea, and China.
