The first Platinum WiredScore in a regional city of CEE
Wrocław's West 4 Business Hub A office building, as the first building located in a regional city in Central and Eastern Europe, has been awarded a WiredScore certificate at the Platinum level.
This is the result of the actions of the property's new owner, the investment and development company Solida Capital, which, after acquiring the building from Echo Investment, decided to modernise it and introduce the highest standard of digital and technological connectivity into the building. The attainment of the WiredScore by West 4 Business Hub A opens a new chapter in the global certification of technological advancement and innovation in real estate in Poland. At the same time, it testifies to the significant need and willingness of investors to implement such smart building solutions.
When West 4 Business Hub A was acquired, the project held the BREEAM environmental certificate with an Excellent rating which remains in place. Now, it is not only a green sustainable building, but it’s also future-proofed to provide the best digital connectivity for its tenants together with complying with the best practices in terms of technological solutions and back-up plans to ensure that businesses can operate in case of unexpected events.
“Our focus is to provide our tenants with top-tier solutions in the tech space that enable our office buildings to be more efficient, safe and advanced in terms of innovative solutions. We are very pleased that West 4 Business Hub A achieved the highest grade (Platinum) of certification and we see it as a recognition of all the investments done in this area. Practically, our tenants are assured that the building connectivity is of the best quality on the market, complying with the most modern back-up and contingency plans in case of unexpected events. Solida Capital is committed to continue investing and implementing green and smart tech in its office buildings in line with the ESG company policy”, says Fabio Melis, Manager at Solida Capital Europe.
Colliers, a smart building consultant, who supported Solida in assessing, improving the digital connectivity and certifying West 4 Business Hub I describes the process that allowed to achieve a Platinum level within only 3 months.
“Solida has an ambition to keep their assets on the highest possible level to deliver the best experience to its tenants. Therefore we started with the revision of the building tele technical standard as it was. Together with Solida, we strategically chosen the improvements to make, based on their impact on the building and its flexibility for tenants. We did not just look for points to add, but for significant improvements, like creating a second point of entry to the building for fibre infrastructure, adding a climate control in tele comms room and protecting it from flooring. We created a budget of improvement, suggested and verified suppliers”, says Renata Hartle, Director of Technological Solutions in Colliers and she adds: “Through the process of improvements we worked closely with the Facility and Property Managers to make sure we keep expense, quality and time of delivery under control. Finally we audited the building in the final stage to complete documentation for the certification”.
WiredScore certification was established in 2013 in New York. Its introduction was motivated by the needs of office tenants, who expected confirmation of the high standard of teletechnical solutions before choosing a building for their headquarters. The certification came to Poland in 2022, confirming an even greater need to bring innovative solutions to the Polish real estate market, as well as to ensure healthy and comfortable working conditions for property users.
